Jennifer Lopez and Ben Affleck’s palatial Beverly Hills estate is no longer on the market. After nearly a year of price cuts, hushed attempts at off-market deals, and zero serious offers, the listing quietly vanished. There was no dramatic announcement—just the quiet acknowledgment that a property of this scale, no matter how beautifully renovated, wasn’t moving.

This wasn’t a modest family home looking for the right buyer. It was—and still is—a 38,000-square-foot compound built for spectacle and seclusion. That combination has proven harder to sell than anyone anticipated.

Tucked inside the ultra-exclusive gates of Wallingford Estates, the property reads more like a small luxury resort than a private residence. It stretches across five acres and includes not only the expected trappings—dozens of bedrooms and bathrooms—but a boxing ring, a full gym, indoor and outdoor sports courts, a 12-car garage, a two-level guest penthouse, and dedicated quarters for staff and security.

The interiors were redesigned shortly after the couple’s purchase. Every inch reflects their preferences: oversized stone fireplaces, a foyer that doubles as a gallery, a kitchen built less for cooking than for architectural envy. Everything was customized—except, apparently, for market appeal.

A Lack of Buyers Despite Price Drops

When the property first appeared publicly, it was priced at $68 million—already a slight markup from what they’d paid in 2023. Within months, the price fell to $59.95 million. Still, no serious offers came in.

There’s a simple reason for that: even in Los Angeles, the number of people who can—or will—spend that much on a property is microscopic. Add to that the monthly carrying costs (estimated at nearly $300,000 when including security, maintenance, taxes, and staffing), and most buyers hesitate. Then there’s L.A.’s mansion tax, which alone tacks on millions to the purchase price.

Price cuts aren’t always persuasive when the property still feels oversized for its buyer pool.

A Complicated Divorce and Bad Timing

Their decision to list came during a period when neither wanted to keep the house. Lopez filed for divorce in mid-2024. Affleck moved out. By the time the listing went live, the home no longer represented a shared future—it was a logistical and emotional leftover.

According to insiders, they tried to sell it quietly, off-market, hoping for a discreet deal. When that failed, they turned to public listing services. That didn’t work either.

The final decision to pull the listing, as reported, wasn’t bitter or dramatic. Just practical. They weren’t going to gut the price any further, and they weren’t going to keep sinking time and energy into a sale that wasn’t happening.

Since their split, each has moved on—geographically and personally. Affleck purchased a quieter property in Pacific Palisades, closer to his kids and away from the chaos. Lopez, true to form, opted for elegance with a new estate in Hidden Hills. Both moves reflect a shift away from the performative glamor of the shared Beverly Hills home. That house belonged to the honeymoon phase.

Now the mansion sits unsold, fully staffed, beautifully maintained, and strangely adrift. It’s no longer a symbol of a fairytale romance or a headline-grabbing asset. It’s a 12-bedroom memory. A grand, gleaming piece of architecture that’s too big for two people who no longer want to live under the same roof—and apparently too big for anyone else to want either.

Some houses sell stories. This one tells one, too, whether it moves or not.
